Guam Apartments For Rent

When you find a Guam apartment you can picture yourself living in what’s the next step? The fist step is to secure the property for your use. Meet with your real estate agent to put a security deposit on the lease and begin the process of the negotiating and applying for your apartment.

The lease serves as a contract between you and the landlord and spells out the terms and conditions of your stay through out the term of the lease. This is probably one of the most boring parts of the apartment hunting process but is one of the most important aspects of the whole process when finding Guam apartments for rent.

Keep in mind that the lease can be drafted by the landlord or your real estate agent may procure one for you.

In either case here are some important items to look for on the lease:

1. Term: The term will list the duration of the lease and will state the begin and end date of the lease. It should list the rent amount and the total amount of rent to be paid over the course of your lease, except when you are renting on a month to month basis.

2. Rent: This portion of the lease will list the exact amount due per month and should tell you the forms of payment acceptable to the landlord. The lease agreement should also give instructions where and at what times the payment can be made for the Guam apartment, along with any fees associated for late payments and any bounced checks. Typically the Landlord may or may not allow a grace period before a late fee is assessed so be sure to look for this in the contract or ask if a grace period can be placed on the contract.

3. Utilities: This portion of the lease will tell you what utilities you are responsible for, and if any utilities are to be paid by the Landlord it should be put into the agreement as well.

4. Animals: If you are planning to bring a pet into the premises be sure the contract allows for your pet to occupy the unit with you.

5. Inventory: Any appliances, blinds, and keys that come with the apartment during your stay should be listed on your lease.

The lease should also state if and when the Landlord is able to enter the premises without your consent. It should list any special terms and conditions you wish the Landlord to consider for apartments for rent in Guam.

Be sure to read through the lease agreement before signing and ask any questions about and clauses in the lease to ensure that it is a contract you will be able to live with and are able to perform before signing. It should also be signed by both you and the landlord prior to moving into the Guam apartment (apartment Guam).

We also like Guam because it is very near to Japan, where we come from. Could you tell me how much the rate of 2 bedroom apartments in general there? It may vary depending at places, but we are not so fussy. As long as it’s safe, we don’t really need fancy area, but just so-so class and reasonable rent will be fine. Please give me some ideas.       In my experience with past clients, I would say that for a 2-bedroom condo, in a safe area in the North (city area) of Guam, $1000 should be your budget.

      Please understand that this is my opinion of safe, meaning a place I would be willing to live. Also, you must factor in transportation costs on Guam as fuel is about 35% more, so being in the North means less driving as you are close to everything. So although the North is more expensive per se, you save time & money when it comes to transportation.

      It’s always possible that we can get you a nice place for $900, but those are very rare and go quickly. So a safe bet would be to to budget for $1000 in your financial planning.

      Your response said “Carolyn”, but that was actually a client that commented on the site before you (below). :-)

      Based on the preferences you stated, you will want to stay in either Alupang or Tumon. Both have beachfront property; Alupang properties are more affordable & in your price range, so these will be easier to get you on the beach.

      Tumon is more expensive, and it is in the tourist/entertainment/shopping center of Guam, so the location is more ideal for a lot of renters. However, if you prefer solitude over activity, then Alupang is an ideal choice.

      I can get you a listing of rentals in each area, so you can compare what your price range will get you in each location. Although you’re not coming until next year, it will at least give you an idea of what is available within your budget.

      Will your business partner be able to sign the lease, or will you be wanting your name on the lease instead?

      Just a note that the person whose name is on the lease must be physically present during the signing (with ID or Driver’s License).

      So in theory, your partner could actually sign for you, if he wanted his name legally on the lease. We’d just have to inform the Landlord of this situation ahead of time, to see if they agreed.

      Thanks for your question.

      Apartments under $500 are very rare on Guam, and if they exist it is highly likely that their condition will be less than “excellent”.

      Additionally, you won’t find any in the under $500 range with utilities included. Landlords will usually ask for an additional $250 or more a month to cover basic utilities costs.

      I always advise my clients to get their own utilities, as the Landlord will usually charge you more than if you had gotten it yourself.
